Jackewicz farm is zoned Agricultural Conservation, which allows for a wide range of potential uses from farming to low density single family home development.
“The land being offered really is an investment double play – currently productive cropland, but also sitting in the path of future growth, next to The Orchards, a high-end residential neighborhood only minutes from downtown Dover,” said Joe Bubon, president of Murray Wise Associates.
“By offering the property in tracts, we make it possible for someone seeking just the home to purchase that. A farmer, developer or investor can bid just on the farmland. Of course, someone might very well buy the entire property and have a self-contained estate farm with long term development potential.”
Mr. Bubon also noted that the farmland has unlimited potential.
“Most of the farmland is contained in two irrigated tracts – one 182 acres and the other 134 acres,” he said. “Historically, this land has been planted in potatoes and it is now being leased and planted in winter wheat and peas.”
Chiqui Gavilan and Marisa Chaves, a realty team out of for Long & Foster’s Bethany Beach office, had marketed the farm property for about half a year before Shirley Jackewicz decided to put it up for auction.
Ms. Gavilan said that Jackewicz Farms is a dream property and they had several interested parties looking at it, some from as far away as China and India.
“I truly think this is a tremendous investment opportunity, considering that you have 333 acres that is centrically located,” she said. “We were thinking it could be a low density housing development, but we thought it could also be a solar farm, vineyard or golf course.
“As a ‘last of its kind’ single largest tract available in the area, Jackewicz Farms is truly in a league of its own.”
Ms. Chaves agreed.
“This unique opportunity simply doesn’t often come along,” she said.
